River Modern Virtual Tour
360° Views Of The River Modern Show Units and Layouts
Nine tours sit on this page: the showflat gallery, an aerial view of the site and its surroundings, and seven of the development’s twelve named layouts. They are not all the same kind of thing, and the difference is worth knowing before you click. Three of the seven are captures of units actually built at the showflat: Type B4 in the 2 Bedroom Plus band, Type C5 in 3 Bedroom Plus and Type D2 in 4 Bedroom Plus. Move through those and you are moving through the built fit-out. The other four, Type B2, Type C3, Type C4 and Type D1, are 3D tours made from renderings. They carry the layout and the intended scheme faithfully, and there is no built room behind them.
What a 360 tour shows better than a drawing is the finish. The hood, hob and oven are Miele, the fridge, washing machine and dryer are SMEG, and the bathroom wares and fittings are Duravit, with Casanova wares and Arino fittings in the WC. Floors run porcelain tile through the living, dining, kitchen, bathrooms and balcony, and herringbone vinyl in the bedrooms. Ceilings are at least 2.825 m in the living, dining and bedrooms and at least 2.975 m on the balcony, which is the dimension a photograph flattens hardest.
Click around to explore the spaces. River Modern Floor Plan carries every layout with its drawn dimensions, and our showflat is where the three built units can be walked in person.
Virtual Tour of Showflat Gallery and Aerial View
The aerial tour looks down on the parcel and the streets around it, with the Singapore River and Kim Seng Park along about 186 m of site frontage and Great World MRT Station beside the development. The station is a neighbour of the development rather than a facility of it.
Virtual Tours of the Individual Layouts
A show unit is one layout out of twelve, so it is worth knowing which one each tour is, what sits behind it, and whether it was captured or rendered.
Type B2, 2 Bedroom Plus, 646 sqft. One of three layouts in the 2 Bedroom Plus band with Type B3 and Type B4, where the word Plus is the second bathroom rather than an extra room. It runs Tower 5, stack 06. Open kitchen, induction hob, and a 3 sqm balcony, the smallest of the seven toured here. Rendered, not captured.
Type B4, 2 Bedroom Plus, 689 sqft. The same band as Type B2 and one of the three built show units. Tower 7, stack 08. Captured at the showflat. Open kitchen and induction hob again, with 43 sqft more floor area than Type B2 and a 5 sqm balcony.
Type C3, 3 Bedroom Flex, 893 sqft. The only layout in its band. Tower 5, stack 02. Rendered, not captured. It carries a pantry, an open kitchen, an induction hob and a drawn Flex room. Worth naming plainly: three layouts in the development have a drawn Flex room, Type C3, Type C5 and Type C6, but only Type C5 and Type C6 have flex walls recorded as removable. The band named Flex is not the one whose walls come out.
Type C4, 3 Bedroom, 904 sqft. One of three layouts in the 3 Bedroom band with Type C1 and Type C2, neither of which is toured. Tower 5, stack 04. Rendered, not captured. It is the first of the toured layouts to take a gas hob on piped town gas, and it carries a pantry and an 8 sqm balcony.
Type C5, 3 Bedroom Plus, 1,098 sqft. One of two layouts in its band with Type C6, and the second built show unit. Tower 7, stack 10. Captured at the showflat. Enclosed kitchen, gas hob, a 9 sqm balcony, and a Flex room whose walls are removable.
Type D1, 4 Bedroom, 1,464 sqft. The only layout in the 4 Bedroom band. Tower 7, stack 07. Rendered, not captured. Enclosed kitchen, gas hob, a 12 sqm balcony, a household shelter, a yard, a walk in wardrobe and a private lift lobby. Its laundry is a separate washer and dryer rather than the combined machine the smaller layouts take.
Type D2, 4 Bedroom Plus, 1,830 sqft. The only layout in its band, the largest in the development, and the third built show unit. Tower 5, stack 03. Captured at the showflat. It carries what Type D1 carries and adds a steam oven, which no other layout in the development has.
Five of the twelve named layouts have no tour on this page: Type B1, Type B3, Type C1, Type C2 and Type C6. One whole band is unrepresented, the 2 Bedroom band, which is Type B1 on its own and is the only layout in the development with a single bathroom.
Three layouts are built at the showflat and nine are not, so a rendered tour is the only way to walk Type B2, Type C3, Type C4 or Type D1 at all. That is worth having. It is also worth being clear about its limit: a rendering shows the scheme as it is drawn, and it cannot show you how a material takes the light or how a joint is finished. Those are questions for the three built units.
One difference runs straight through the set, and it is easier to see in a 360 view than to read in a table. Type B2, Type B4 and Type C3 take an induction hob. Type C4, Type C5, Type D1 and Type D2 take a gas hob on piped town gas. The kitchen changes with it: the first four layouts above open the kitchen to the living area, and Type C5, Type D1 and Type D2 enclose it.
River Modern Floor Plan carries all twelve layouts, toured or not, and our Buyer’s Guide sets out the view orientation stack by stack.

Three of these layouts stand built at the showflat, at the junction of Havelock Road and Chin Swee Road, with viewing daily from 10am to 7pm by appointment. Scale, material and ceiling height are the three things a screen flattens, and a rendering flattens them twice over, so they are what an hour in Type B4, Type C5 and Type D2 settles. Those three sit in three different bands, which is the point of walking them together: where the specification steps between bands, this is where you see it rather than read it.
The aerial tour is the weakest asset on this page for the decision that follows, and it is worth being plain about why. It is one fixed vantage point above the site, outside the blocks, so it shows the surroundings and not what any particular home looks out on. That question is answered by the stack and the level, and the showflat is not at the project site, so it is not answered there either. Our Buyer’s Guide answers it for every stack in both towers, River Modern Project Info carries the site plan showing how the two towers sit on the parcel, and our sales team can work through a shortlist with both in front of them. Bring a unit number, or the two or three layouts you are choosing between, and the appointment starts from there.
