The gallery has no street number of its own, so the junction is the navigable landmark to set your navigation to. Our sales team confirms every appointment before you travel.

Please note the showflat is not at the project site. It is at the junction of Havelock Road and Chin Swee Road, distinct from where River Modern is being built on River Valley Green. Set your navigation to the showflat address rather than the development address.

Show Units on Display at the River Modern Showflat

Three of the development’s twelve named layouts are built at the gallery, and they sit in three different bands, so one visit covers a two bedroom, a three bedroom and the largest four bedroom side by side.

2 Bedroom Plus (Type B4, 689 sqft): two bathrooms, where the word Plus in the band name is the second bathroom rather than an extra room; an open kitchen on an induction hob, and a 5 sqm balcony. One of three layouts in its band, with Type B2 and Type B3.
3 Bedroom Plus (Type C5, 1,098 sqft): a drawn Flex room whose walls are removable, an enclosed kitchen on a gas hob with piped town gas, and a 9 sqm balcony. One of two layouts in its band, with Type C6.
4 Bedroom Plus (Type D2, 1,830 sqft): a household shelter, a yard, a walk in wardrobe and a private lift lobby, an enclosed kitchen on a gas hob, a separate washer and dryer rather than a combined machine, and a steam oven that no other layout in the development carries. The only layout in its band and the largest here.

Three layouts are built here, out of twelve, and the other nine are not built at the gallery in any form. Four of those nine can be walked as 3D tours made from renderings on our virtual tour page, which is the closest thing to seeing them; the rest are drawings. What to Expect at the River Modern Showflat

Our sales representatives start with the development’s particulars and the address, then move to the parts a screen cannot do. They will take you through River Modern Project Info and the location highlights, compare the layouts you are weighing against each other on the floor plans, and put numbers to the purchase: an indicative loan quantum, the current price list, and the monthly instalment that follows from both, with our mortgage calculator and River Modern Price behind them.

The specification split is the strongest reason to come in. Nine of the twelve layouts exist only as drawings or as renderings, so the three built units are the only place any of this can be checked against a physical object rather than an image. Provision is not flat across the development. The hob changes from induction to gas between bands, the kitchen changes from open to enclosed, the laundry changes from a combined machine to a separate washer and dryer, and the four bedroom layouts add a household shelter, a yard and a private lift lobby. Type B4, Type C5 and Type D2 are one layout from each of three bands, which makes walking them the fastest way to see where those steps actually fall.

The finishes are worth a slow look. The hood, hob and oven are Miele and the fridge, washing machine and dryer are SMEG. Bathroom wares and fittings are Duravit, with Casanova wares and Arino fittings in the WC, and air conditioning runs on Mitsubishi fan coil units. Floors are porcelain tile through the living, dining, kitchen, bathrooms and balcony, and herringbone vinyl in the bedrooms. Ceiling heights differ room to room rather than running to one figure: at least 2.825 m in the living, dining and bedrooms, at least 2.975 m on the balcony, 2.425 m in the bathrooms and 2.4 m in the kitchen, yard and private lift lobby.

Stack and level are a conversation, not a viewing. The showflat is not at the project site, so it settles scale, material, finish and the specification split, and it does not settle light, level or outlook. What it can do is put the site plan and the stacking chart in front of you with someone who reads them daily. Bring a unit number if you have one, or the shortlist you are choosing between, and that is where the appointment starts.
