River Modern Condo Floor Plan
Every layout in the development is in the downloadable River Modern Condo Floor Plan eBrochure (9MB PDF File).
River Modern has 455 residential units drawn as 12 named layouts, grouped into 7 price bands, spanning 2 to 4 bedrooms. They run from B1 at 50 square metres, or 538 square feet, to D2 at 170 square metres, or 1,830 square feet. Every layout carries 35 units except B1, which occupies two stacks and carries 70.
Every stated size is measured on URA’s harmonised floor area basis, which applies to this development because its site was sold under the Government Land Sales programme with the tender launched on 17 October 2024. Harmonised areas leave recessed spaces such as the air conditioner ledge outside the quoted figure, so a River Modern size is the smaller measure of a given home. That matters for any comparison by price per square foot: set against older stock quoted on the pre-harmonised basis, a River Modern rate reads higher for the same physical home, because the same space is being divided by a smaller area.
The band names and the bedroom count are not the same thing, and on this development they come apart three times. “Plus” means a second bathroom in 2 Bedroom Plus, a third bathroom in 3 Bedroom Plus, and neither in 4 Bedroom Plus, where it means 366 square feet more floor area than D1 along with a powder room and a steam oven. In no band does “Plus” mean an extra bedroom.
The River Modern Buyer’s Guide covers stack orientation and the technical detail, the 360 virtual tours show the built show units, River Modern pricing carries the current figures, and the team at River Modern can help match a layout to a stack.

Two towers of 36 storeys stand 42 metres apart at their closest point, on a site of 11,736.0 square metres, or 126,326.3 square feet, fronting the Singapore River and Kim Seng Park across about 186 metres. Tower 5 carries six stacks, numbered 01 to 06; Tower 7 carries seven, numbered 07 to 13. Homes occupy levels 2 to 36 in both, which is 35 habitable floors per stack. The 1st Storey is the landscape deck, carrying 34 resident facilities. The Lower 1st Storey holds the development’s own six shops, the Arrival Lounge and the management office, and two basement levels below that hold the car and bicycle parking.
Level 2, the first residential floor, sits 9.45 metres above the facilities deck, about 14 metres above the Kim Seng Park pavement and about 13.5 metres above River Valley Green.
Typical Unit Floorplan Layout
2 Bedroom Floorplan Layout, Type B1
One layout, 70 units, 50 square metres or 538 square feet. B1 is the only layout in the development occupying two stacks, Tower 5 stack 05 and Tower 7 stack 12, which is why it carries twice the units of any other. It has one bathroom, the only layout that does, along with a pantry, an open kitchen, an induction hob, an electric storage water heater, a washer dryer combination and a 3 square metre balcony. Its share value is 5, the lowest in the development, so it also carries the lowest monthly maintenance.
- 2 Bedroom Type B1 538 sqft
2 Bedroom Plus Floorplan Layout, Types B2 to B4
Three layouts, 35 units each, from 60 to 64 square metres, or 646 to 689 square feet. B2 sits in Tower 5 stack 06, B3 in Tower 7 stack 09 and B4 in Tower 7 stack 08. The “Plus” is a second bathroom rather than a third room: two bathrooms here against one in B1.
All three run the same specification as B1 in the kitchen: an open kitchen, an induction hob, an electric storage water heater and a washer dryer combination. What separates them is size and balcony. B2 takes a 3 square metre balcony while B3 and B4 take 5. B4, the largest at 689 square feet, is one of the three show units. All three carry a share value of 6.
- 2 Bedroom Plus Type B2 646 sqft
- 2 Bedroom Plus Type B3 678 sqft
- 2 Bedroom Plus Type B4 689 sqft
3 Bedroom Floorplan Layout, Types C1, C2 and C4
Three layouts, 35 units each, spanning 107 square feet from C1 at 797 to C4 at 904. C1 sits in Tower 7 stack 13, C2 in Tower 7 stack 11 and C4 in Tower 5 stack 04. All three have open kitchens, two bathrooms and a share value of 6.
C4 is the one that breaks the pattern, and it breaks it on specification rather than size. It runs a gas hob, piped town gas and a gas water heater where C1 and C2 run an induction hob and an electric storage water heater. It also carries an 8 square metre balcony against 5 on the other two, and it has a pantry. Between C1 and C2 the difference is proportion rather than any single named feature: C2 gains a dining area with windows and a kitchen set back from the entrance, and neither has a feature the other lacks.
- 3 Bedroom Type C1 797 sqft
- 3 Bedroom Type C2 829 sqft
- 3 Bedroom Type C4 904 sqft
3 Bedroom Flex Floorplan Layout, Type C3
One layout, 35 units, 83 square metres or 893 square feet, in Tower 5 stack 02. C3 carries the drawn flex room that gives the band its name, a fixed space that works as a helper’s room or storage. It also has a pantry, an open kitchen, an induction hob, an electric storage water heater, a 5 square metre balcony and a share value of 6.
The band name is the most common point of confusion across these six three bedroom layouts. C3 is the type sold as “Flex” and its flex space is fixed. The flex rooms that can actually be opened up are in C5 and C6, which are sold as 3 Bedroom Plus.
- 3 Bedroom Flex Type C3 893 sqft
3 Bedroom Plus Floorplan Layout, Types C5 and C6
Two layouts, 35 units each, at 102 and 103 square metres, or 1,098 and 1,109 square feet. C5 sits in Tower 7 stack 10 and C6 in Tower 5 stack 01. Here “Plus” carries the most: a third bathroom, an enclosed kitchen rather than an open one, and a flex room whose walls, sliding door and kitchen door frames can be removed on request so the flex space opens into the kitchen.
Both run a gas hob, piped town gas and a gas water heater, both take a 9 square metre balcony, and both carry a share value of 7. At 11 square feet apart they are the closest pair in the development, and the difference between them is which tower and which aspect rather than what is inside.
- 3 Bedroom Plus Type C5 1098 sqft
- 3 Bedroom Plus Type C6 1109 sqft
4 Bedroom Floorplan Layout, Type D1
One layout, 35 units, 136 square metres or 1,464 square feet, in Tower 7 stack 07. D1 is where the specification changes shape rather than degree. It has a private lift lobby with a lift of its own, a household shelter, a walk in wardrobe, a yard, an enclosed kitchen, and a separate washer and dryer rather than the combination unit every smaller layout takes. It runs a gas hob with piped town gas and a gas water heater, carries a 12 square metre balcony, the largest in the development, and has a share value of 7.
- 4 Bedroom Type D1 1464 sqft
4 Bedroom Plus Floorplan Layout, Type D2
One layout, 35 units, 170 square metres or 1,830 square feet, in Tower 5 stack 03, and the largest layout in the development. D2 carries everything D1 does: the private lift lobby and lift, the household shelter, the walk in wardrobe, the yard, the enclosed kitchen, the separate washer and dryer, the gas hob and gas water heater, and the 12 square metre balcony.
The 366 square feet it adds over D1 buy a powder room, a steam oven and a junior master bedroom set apart from the other bedrooms. “Plus” means none of the things it means in the other two Plus bands: not a second bathroom, not a third, and not an extra bedroom. Its share value is 8, the highest in the development. D2 is a show unit.
- 4 Bedroom Plus Type D2 1830 sqft
How to Read the River Modern Floor Plans
Which walls can move. The flex room walls in C5 and C6, together with the sliding door and the door frames at the kitchen, can be removed on request so the flex space opens into the kitchen. C3’s flex space is fixed. Household shelter walls in D1 and D2 are structural and never move.
Balcony screens. Balcony screens are available as an optional purchase at the buyer’s cost rather than as standard provision. Pricing is set by the developer and confirmed at the point of sale.
Reading a size. Every stated size is approximate and subject to final survey, and the sizes here are the same figures used on the price list and in the eBrochure. Room dimensions are not marked on the type plans.
