GuocoLand Limited
Company Profile
GuocoLand Limited was incorporated in Singapore on 31 March 1976 as Sealion Hotels Pte Ltd, converted to a public company on 30 September 1978, and listed on the SGX-ST on 14 November 1978. It operated as First Capital Corporation Ltd from 1986, after the sale of the Hyatt Regency Singapore, and took its present name on 18 November 2002. The group moved into property development and investment in late 1990, and property development, property investment, property management and property-related activities have been its core business since. It is listed on the Mainboard of the Singapore Exchange. Its parent, Guoco Group Limited, is listed on the Main Board of The Stock Exchange of Hong Kong Limited, and both are members of Hong Leong Group in Malaysia.
In Singapore the group has completed 43 residential developments, yielding more than 12,000 homes. Its integrated and commercial assets include Guoco Tower and Guoco Midtown in Singapore, Guoco Changfeng City in Shanghai and Damansara City in Kuala Lumpur, and group investment properties were valued at S$6.86 billion as at 30 June 2026. As at 30 June 2026 the group held total assets of S$11.38 billion, of which its Singapore assets made up 79 per cent, and total equity attributable to ordinary equity holders of S$4.41 billion. It has been active in China since 1994, across Beijing, Shanghai, Chongqing, Nanjing and Tianjin, and in Malaysia since 2004 through GuocoLand (Malaysia) Berhad, which the group privatised and delisted in August 2026.
The BCA Quality Housing Portal placed GuocoLand Limited in CONQUAS Band 2 as at 1 August 2026, across ten assessed or assessing projects. That band is a firm-level record drawn from a rolling six-year window of completed projects, not a score for any single development, and River Modern will carry no band of its own until it is built and assessed. It is one of the few measures of a developer’s delivery record a buyer can check against a government register rather than take on trust.
Of the nine Singapore residential projects in GuocoLand’s portfolio at 30 June 2026, seven are jointly developed with partners. River Modern and Lentor Modern are the two that are not: here a single wholly owned company holds the developer’s licence and the project account.
At River Modern that record meets a specific set of choices. The towers are built using PPVC, the development is targeting BCA Green Mark Platinum (Super Low Energy) certification with a Maintainability Badge, and the towers cover about 19.17 per cent of the 11,736.0 square metre site, which leaves over 80 per cent of the ground to landscaping and shared facilities.
Recent developments by the group and its joint ventures include Lentor Hills Residences, Lentor Mansion, Lentor Modern, The Avenir, Springleaf Residence, Penrith, Tengah Garden Residences, Faber Residence, Midtown Bay, and Lentor Central Residences.
