Nine of the thirteen stacks are oriented towards the Singapore River, which works out to about 70 per cent of the 455 homes. The four that are not are stacks 12 and 13 in Tower 7 and stacks 05 and 06 in Tower 5. Three layouts sit entirely on those four stacks: B1, B2 and C1.

Height is what separates one river-facing floor from another. Level 2, the first residential floor, sits 9.45 metres above the facilities deck, about 14 metres above the Kim Seng Park pavement and about 13.5 metres above River Valley Green. At that height the outlook is into tree canopies, and units may clear the trees from level 4. The surroundings are those standing in 2026: River Valley Green Parcel C, a separate site on the same street, was awarded to its developer on 23 June 2026 and is not yet built.

The towers cover about 19.17 per cent of the site. That leaves over 80 per cent of the ground for landscaping and shared facilities, and it is why the first home sits a full storey and more above the deck rather than at street level. Construction is PPVC, and the development is targeting BCA Green Mark Platinum (Super Low Energy) certification with a Maintainability Badge.

The River Modern floor plans by layout cover 12 named layouts, grouped into 7 price bands, spanning 2 to 4 bedrooms. They run from B1 at 50 square metres, or 538 square feet, to D2 at 170 square metres, or 1,830 square feet. Every layout carries 35 units except B1, which carries 70 across two stacks. Balconies range from 3 to 12 square metres.

Provision changes by layout. Five layouts, C4, C5, C6, D1 and D2, take a gas hob, piped town gas and a gas water heater; the other seven take an induction hob and an electric storage water heater. C5, C6, D1 and D2 have enclosed kitchens where the other eight are open. D1 and D2 add a separate washer and dryer, a household shelter, a walk in wardrobe, a yard and a private lift lobby, and D2 alone takes a steam oven. Which layout you are looking at decides all of it, not the bedroom count on the price list. Kitchens are specified with Miele for the hood, hob and oven, and SMEG for the fridge, washing machine and dryer. Bathroom and powder room wares and fittings are Duravit, with Casanova WC wares and Arino fittings, and air conditioning is by Mitsubishi fan coil units. Living, dining and bedroom ceilings are a minimum of 2.825 metres, balconies 2.975 metres, bathrooms 2.425 metres, and kitchens, yards and private lift lobbies 2.4 metres. Bedroom floors are herringbone vinyl; living, dining, balcony, bathroom and kitchen floors are porcelain tile. Every master bedroom wardrobe carries a dehumidifier.

Thirty four numbered resident facilities sit on the deck. The Grand Lawn runs to about 700 square metres, the Riverside Terrace to about 500 and the Poolside Terrace to about 180. The gymnasium is about 107 square metres, with a steam room in the changing rooms beside it, and the clubhouse is about 106 square metres seating 71. There is one tennis court, with its own viewing terrace, and an electric BBQ at each Gourmet Pavilion. A nature trail carries about 50 plant species along 170 metres.

Each tower has three common lifts, and every 4 bedroom unit has a private lift of its own. Parking runs to 355 ordinary lots plus 12 EV lots at Basement 1 and 5 accessible lots, 372 car park lots in all; one motorcycle lot brings the total to 373 lots. Bicycle parking is 38 lots at Basement 1 and 62 at Basement 2, 100 in all. Refuse is handled by a pneumatic waste conveyance system. Maintenance is charged at $84.50 per share value per month, before GST.

Great World MRT Station on the Thomson East Coast Line sits about 80 metres from the Arrival Lounge, roughly a minute on foot, sheltered the whole way. Orchard is one stop away and Marina Bay is five. The basement supermarket at Great World, the mall next door, is about 270 metres, or about three minutes on foot.

Great World and Great World MRT Station are neighbours of the development, not part of it. What belongs to River Modern at ground level is its own six commercial units at the Lower 1st Storey, alongside the arrival lounge, management office, bicycle parking and a through block link. The site fronts the Singapore River and Kim Seng Park across about 186 metres. Tower 7 stack 13 sits about 99 metres from Yong An Park, and Tower 5 stack 01 about 38 metres from River Valley Primary School at the nearest point.

The land was awarded on 13 February 2025 under the Government Land Sales programme, from a field of five bids, to GLL B Pte. Ltd., since renamed River Modern Pte. Ltd. The winning bid was $627,835,896, which is $15,284.74 per square metre of gross floor area, or $1,420 per square foot per plot ratio. Plot ratio is 3.5 and maximum gross floor area is 41,076 square metres. River Modern launched on 7 March 2026.

Two neighbouring parcels on the same street set their own records. River Valley Green Parcel A went to Winchamp Investment Pte. Ltd. on 27 June 2024 at about $1,325 per square foot per plot ratio. Parcel C went to SMCL Haven 3 Pte. Ltd. and CSC Land Group (Singapore) Pte. Ltd. on 23 June 2026 at about $1,730. Both are other developers’ sites, and neither figure describes River Modern.

Where is River Modern?
River Modern occupies 5 and 7 River Valley Green in District 9, on Lot 01688W of Town Subdivision 21. The site fronts the Singapore River and Kim Seng Park, and the two towers take their names from their block addresses: Tower 5 and Tower 7.

Who is the developer, and what is the tenure?
The developer is River Modern Pte. Ltd., a wholly owned subsidiary of GuocoLand Limited. Tenure is 99 years from 13 May 2025. The company bid for the land under its former name, GLL B Pte. Ltd., and was renamed after the award. Its registered office is 1 Wallich Street, #31-01 Guoco Tower, Singapore 078881, with UEN 201607577W and developer licence C1539, issued 14 August 2025 and amended 9 October 2025.

When is River Modern expected to complete?
The expected date of Temporary Occupation Permit is 31 December 2032, and legal completion falls exactly three years later on 31 December 2035. Building plan approval A1716-00044-2025-BP01 was granted on 27 January 2026.

How many units are there, and how are they split?
There are 455 residential units, in 12 named layouts, grouped into 7 price bands, spanning 2 to 4 bedrooms. By band that is 70 in 2 Bedroom, 105 in 2 Bedroom Plus, 105 in 3 Bedroom, 35 in 3 Bedroom Flex, 70 in 3 Bedroom Plus, 35 in 4 Bedroom and 35 in 4 Bedroom Plus. Six commercial units sit separately at the Lower 1st Storey.

Which MRT station is nearest, and how far is the walk?
Great World MRT Station, on the Thomson East Coast Line, is about 80 metres from the Arrival Lounge and about a minute on foot, sheltered for the whole distance. The walk is measured from the Arrival Lounge itself, a residents only space of about 30 square metres seating 12.

What is the 50m pool like?
The 50m Infinity Pool runs three lanes at 1.2 metres deep, with two spa pools of about 3 metres diameter set into it at 0.9 metres. The pool is not a plain rectangle, so its 50 metre lap length and its water area are two separate measurements. A shallower Play Pool runs about 6 metres by 9 metres at 0.5 metres deep.

What are the maintenance fees?
Maintenance is charged at $84.50 per share value per month, before GST. Share values run from 5 to 8, so the monthly figure runs from $422.50 on a B1 to $676 on a D2. Where is the showflat, and what does a visit settle?
The showflat is at Havelock Road and Chin Swee Road, about 820 metres from the development, open daily from 10am to 7pm by appointment. A visit settles scale, materials, ceiling height and finish quality, and lets you compare the show units against each other. Because it stands away from the site, light, level and outlook are read from the stacking chart and the site plan instead.

Is there a buyer’s commission?
No commission is payable by the buyer on a direct developer purchase.

Nine stacks face the river and four do not, and the gap between a level 2 outlook into tree canopies and a level 4 one above them is the sort of thing a stacking chart settles faster than a page does. Bring a stack number, or a shortlist, and the sales team can work through what each one faces against the site plan and the unit distribution chart.
